Basement Leak uncovers Structural Problems in Nashville
Challenge
A Nashville family was in the process of selling their home of 8 years. The family was aware the basement wall had leaks during heavy rains and had always just put towels down to manage the water. But in order to sell the home these water issues had to be addressed.
The homeowner had 6 other contractors out to check the concerns and give bids. Quality work and a solution that made sense was important to the home owner when choosing the company to do the work. The family chose to have Frontier perform the water management for the home.
Solution
The plan was to remove the damaged drywall, install WaterGuard drainage system along the footing of the basement wall that leaks, a sump pump to collect and pump water out of the basement to a discharge line outside, and wall covering for a clean bright appearance.
As the install day came and the crew began work. The lower section of drywall was removed to install the water drainage system along the floor. With drywall removed the foreman discovered there was more to the water leak, structural damage was discovered.
A previous owner had put up drywall in the basement to cover structural damage so even the home inspector was not able to see this.
Once the crew uncovered the unforeseen damage to the exterior foundation we gave provided a new quote and explained that more drywall would need to be removed and the carpet pulled back to fix it properly.
Structural issues were diagnosed and a new plan of attack was proposed. 25 CarbonArmor strips and 1 PowerBrace.
At that time we compared quotes from other companies but the work quoted was not the same quality or permanent solutions. Another company had proposed installing a dewatering channel in a slab to prevent water intrusion in the home, we called the manufacture and the head of the PolyLevel division confirmed that the application would not work for waterproofing.
The Final Solution:
Waterproofing:
78' of Waterproofing, TipleSafe Single Pump,
Wall Repair:
25 CarbonArmor strips, 1 PowerBrace,
Settling Concrete:
2 areas of PolyLevel with 5 year warranty.
Other Work:
Drywall Removal, 20 sf Delta matting on top of steps, electrical installation, 30' CleanSpace Wall System.
Because of the home owner's honest nature, they agreed to repair the damage instead of re-covering so the next homeowner wouldn't have the same issue.
Although inconvenient and an additional expense to the family selling the home the project was completed. This family is now passing on a home to a new family fully repaired with a transferable lifetime warranty.
