Foundation Repair in Morgantown KY
Challenge
Homeowner has lived in this Morgantown KY home for 13 years and has plans to stay for a long time. The homeowner noticed there was a problem a few years ago with sticking doors and windows, uneven floors, and cracks in drywall. Frontier Basement Systems had been out to inspect the home before but had to postpone the job due to family events. She was concerned with each of these problems and knows they are only getting worse.
She mentioned about the front door sticking and that the window had a lot of pressure on it. The crawl space had a section of the rim joist rotted that contributed to the front wall and that our work would not affect these areas much. The rot was from the addition tie in roof leak.
Elevation in the area having the work done and the home was 2 1/2" lower on the north end of the kitchen than where the addition is. It also varied from front to back and had a couple of low spots in the dining area. The low spots were not right up against the bearing wall. We discussed that the area would not be level but we could raise it and it may take more than one trip.
Solution
The project goals were to permanently stabilize the foundation to lift and level sagging floors. Using the existing footings for part of the Smart Jacks and adding a piece of steel to the center of the existing wood beam was able to accomplish this. A steel beam was added at the opening of the crawl space to the south of main house to reinforce the opening. Safety and value were the most important results of this project.
