Basement Protection in Ashland City

Water standing in this Ashland City basement is causing stress for this home owner. The family has lived here for over 15 years but has had trouble with water leaks for over 5 of those. Every rain causes standing water, knowing it will happen again the family was ready for a permanent solution.

Keeping the whole basement dry ALL the time is the priority. Eliminating humidity, odors and mold is also important.

DryTrak Baseboard System. DryTrak is a heavy vinyl baseboard, an above the floor water management system that does not require jackhammering the floor. It is permanently epoxied to the floor, channeling water from the floor, walls, and joints to the sump pump system.  This home required DryTrak because crews were unable to get to the footer due to concrete thickness over 4" and/or heavy rebar.

TripleSafe Complete pump system. Primary pump: high-end 1/3 HP cast-iron Zoeller M53 Sump Pump with a mechanical float switch. Secondary pump: high-end 1/2 HP cast-iron Zoeller M98 Sump Pump with a mechanical float switch. Both the pumps will sit on top of clean pump stands inside a perforated, below-grade twin sump liner and will run off AC Power. An UltraSump battery operated pump with automatic charger along with a 120 amp sealed maintenance-free battery so the pump remains functional even during power outages is also installed. The Ultra Sump III will protect against flooding if power or circuit breakers fail. A double discharge line is installed and runs to the exterior. An airtight lid with an airtight floor drain, in case of plumbing leaks, was installed to prevent moisture from escaping from the sump liner. The WaterWatch alarm will to alert the homeowner in the event of pump failure.

IceGuard in the discharge line outside the foundation wall. This will assure functionality of discharge line in the event freezing or blockage of the discharge line should occur.

Discharge Line.  The customer would like the water to drain towards 2 bore steel grates previously installed drains on the back patio. The water will be directed to terminate at the small ledge on the back patio. The pump discharge will terminate just below the lawnscape outlets.

This home is now permanently protected and the family can enjoy the basement space once again.
