Basement Waterproofing in Clarksville
Challenge
About a year ago the tenants of this basement apartment started complaining about leaks in the base of the wall. With every heavy rain the tenants notice water coming in and at this point it has damaged the carpets and walls. The owner has not noticed any mold yet but the tenants are concerned.
This structure was built in 1943 and had a monolithic foundation, a two-piece foundation where footing and floor are poured together in one shot. So the typical jackhammering of the perimeter to install a sub floor perimeter drain would take forever, be very dusty, and increase the cost to the home owner.
A permanent fix to keep these basement apartments dry all the time is important to this landlord.
Solution
To start, careful demo is required. Our crews had to remove lower section of drywall. By removing the lower section of finished wall we were able to reach the source and see any additional challenges or damages.
DryTrak is a heavy vinyl baseboard that is attached to the base of the wall and collects water from the floor/wall joint and to the sump pump system. No jackhammring of the floor is required for this install making it the perfect solution for a monolithic foundation.
TripleSafe Single pump system with a 1/3 HP cast iron Zoeller M53 Sump Pump with a mechanical float switch sits on top of a clean pump stand all housed into a below-grade perforated TripleSafe sump liner. A discharge line runs to the exterior. An airtight lid with WaterWatch Alarm is installed to prevent moisture from escaping from the sump pump liner and alert the tenant in the event of pump failure and/or power outage.
IceGuard protects the home from the lines freezing or blockages. If the lines were blocked for any reason the water would still escape through the IceGuard outlets away from the home's foundation.
LawnScape Outlet is installed down grade away from the foundation as the final discharge location for all water collected in the system.
