Wall Seepage
Basement wall seepage poses a significant risk to any home with a basement. In this image, we can observe multiple entry points for water infiltration, including small holes in the bricks and mortar and gaps where the slab meets the wall. The visible signs of moisture along the walls and at the bottom edge of the floors highlight the urgent need for a comprehensive waterproofing strategy.
Mold Growth
Moist environments can lead to the growth of mold and mildew over time. This photo reveals the troubling evidence of mold along the walls, accompanied by water streaks illustrating the extent of water seepage. Addressing these moisture issues is crucial for maintaining a healthy living space.
Floor Drain
The homeowner's existing floor drain, designed to capture seepage, needed to be improved to manage the water volume present. This outdated system could have done more to alleviate the standing water, underscoring the necessity for a more effective drainage solution.
Sump Pump Installation Begins
The waterproofing process starts with our team excavating space to install a sump pump and drain system. This involves using a jackhammer to create a trench and sump pit strategically placed at the lowest point of the basement to remove accumulated water efficiently. Clean gravel is backfilled around the sump liner to keep the system as clean as possible, preventing silt and sediment from entering the pump. After placing the discharge line, the floor is restored to a flush finish, ensuring an aesthetically pleasing appearance.
Trench Drain
Our team recommended installing an interior trench drain near the exterior-facing door to enhance water management. This system features a half-round pipe topped with a grate, effectively capturing any water that may enter from under the door and directing it straight to the sump pump system. This proactive approach helps prevent water from pooling in the basement.
TripleSafe Sump Pump
For optimal waterproofing, we always recommend the TripleSafe sump pump system, which provides three layers of protection. It features a Zoeller M-52 1/3 hp pump that handles most of the pumping and a second Zoeller M-98 1/2 hp High Volume Pump that activates if the first pump fails or encounters heavy water flow. Together, these pumps can remove up to 6,200 gallons of water per hour! Additionally, the system includes the UltraSump Battery Backup Pump, which operates during power outages, ensuring continuous protection. The TripleSafe system is the highest quality professional-grade solution available on the market.
Protection Against Pipe Freeze
To safeguard against potential pipe freeze, we equipped the system's discharge line with the innovative IceGuard feature. This patented design includes openings along the top, allowing excess water to escape in case of freezing conditions. When temperatures rise, and freezing isn't an issue, these openings remain sealed, preventing water from escaping.
Exterior Discharge Lines
The exterior discharge lines are carefully buried and terminate at a designated spot away from the home. This strategic placement ensures the water doesn't re-enter the system, effectively managing drainage and protecting the home's foundation.
LawnScape Outlet
As the finishing touch, the discharge lines are connected to a visually appealing LawnScape Outlet that blends seamlessly with the landscape. This solution not only enhances the yard's aesthetics but also keeps the pipes safely underground, eliminating any tripping hazards. These comprehensive solutions will ensure this basement remains safe, dry, and functional for years!
