Wood rot
Holes have been drilled to run wires and cables. Humidity and temperatures have allowed for mold growth. Moisture and mold have created a significant amount of wood rot.
Joist failure
This joist is so rotten it is giving under the weight. The insulation in the floor joist is badly soiled and provides a home for insects.
Wrapped pipes
In the past the pipes were wrapped to prevent freezing in the winter.
High Humidity
The relative humidity of this crawl space was 81%
Black mold
Black mold was growing right beneath their feet. It is important to not only treat the mold but to treat the conditions that enable mold growth.
Support the weight
With a little clean up and new joist to support this home the structure is far more capable to hold its weight.
Sister Joist and Matting
2"x8' joist were used to run alongside the rotten wood to carry the load. Delta drainage matting is laid down below the vapor barrier, the dimpled matting prevents ground water from being trapped and pooling under the thick plastic liner.
Better view
Debris removed and 20mil CleanSpace vapor barrier installed the crawl space looks much more attractive but is also much healthier.
Heating and Cooling unit protected
In the controlled environment created by the encapsulation the HVAC unit and duct work will not have to work as hard, extending the life of the unit and ducts as well as helping utility cost.
Dehumidifer
A small Sedona dehumidifier sits in the background protecting this crawl space from humidity and preventing future mold growth or wood rot.
Sealed and Insulated
Any seams and holes are sealed and insulated with foam.
