Crawl Space Repair Photo Album: Crawl Space Encapsulation in Portland, TN

This customer in Portland, TN called Frontier due to moisture issues in their crawl space. To mitigate the moisture issues, we completed a crawl space encapsulation. To start we cleaned out all the debris and then buried EZ-Flow tubing into the ground. This tubing allows water to flow around the perimeter and into the lowest section of the crawl space, where the sump pump will be placed. Next, we installed Drainage matting, completely covered the crawl space in CleanSpace liner, added the TripleSafe sump pump, and a SaniDry Sedona dehumidifier, and installed IceGuard and LawnScape System to drain all water into the yard away from the home. We finished the project with a new EverLast crawl space door.

Old Vapor Barrier

When the old vapor barrier is pulled back, there are obvious signs of moisture issues. The wall actually shows the water line where water is seeping from the concrete block.

Crawl Space Door

Old crawl space door. This door is not secure and lets in moisture. Part of the encapsulation will be replacing this door.

Dripping Insulation

The insulation between the floor joists is absorbing the moisture and becoming too heavy. That is what causes it to fall or "drip" down.

EZ Flo

This tubing allows water to flow around the perimeter and into the lowest section of the crawl space, where the sump pump will be placed.

Drainage Matting

Drainage matting is installed on the floors allowing any water to flow underneath it into the EZ Flo and through the sump pump.

CleanSpace

CleanSpace is installed over the drainage matting throughout the entire crawl space.

Sump Pump and Dehumidifier

The TripleSafe sump pump and SaniDry dehumidifier are installed. These products will control the moisture and pump any water out through the drainage lines into the yard away from the home.
