Sagging Floors
While sagging floors typically are noticed by feel by the homeowner, our inspector will lay a laser and level to find the exact spots where the floors have become uneven to pinpoint where the support is required.
Crack Above Door
This crack above the door to the home is a concerning symptom as this separation is due to the floor joists under this area buckling and sagging. Symptoms such as this never get better over time and when noticed it is important to call in the experts ASAP!
Breaking Joists
Once our team went into the crawl space, the assessment was very clear. The crawl space is riddled with moisture issues, and evidence of standing water can be seen along the brick walls. The space is laid with an improper plastic barrier which is not helping the moisture issues. The floor joists are moisture-laden, leading to portions of the joists falling.
Wet Insulation
Adding to the moisture issues, this crawl space had insulation between the joists. Insulation is very porous and absorbs a large portion of moisture in the air and is very difficult to dry out. This introduces more moisture to the joists and increases the likelihood of mold and mildew. Insulation of this style is not recommended and won't be needed once the space is encapsulated.

This corner shows the extent of water damage to the brick walls, leaving behind water stains and mildew.
Drainage Matting
The project begins with the removal of the insulation between the joists. Once that has been cleared, the CleanSpace is installed along the perimeter of the walls. Then a drainage matting is laid which will prevent standing water under the barrier and facilitate it draining to the sump pump.
CleanSpace Vapor Barrier
The patented CleanSpace vapor barrier is the best choice for encapsulation. The 20-mil poly-reinforced liner includes a mold-resistant additive and is resistant to rips and tears. This even allows the space to be transformed into additional storage.
TripleSafe Sump Pump
Considering the evidence of standing water in this space, a TripleSafe sump pump is the right solution for ensuring the water drains outside the home. This system includes three levels of protection against water. It features a Cast-Iron Zoeller 1/3 hp Primary Pump capable of discharging 2,220 gallons of water per hour. Next, there is a Cast-Iron Zoeller 1/2 hp Secondary Pump that kicks in when the primary pump fails or is overwhelmed by heavy waters. It is capable of discharging 3,900 additional gallons of water per hour. Lastly, a Long-Lasting UltraSump Battery Backup kicks in during power outages, sump failures, or a tripped circuit. This heavy-duty battery backup can pump more than 11,500 gallons of water on a full charge. Together, these three layers of protection can give you peace of mind that your crawl space will be free of standing water.
