Current State of the Crawl Space
Upon arrival, we discovered a damp and dirty crawl space that needed immediate attention. Signs of water damage were evident along the walls, along with mold and mildew growth and wet, sagging fiberglass insulation.
Ineffective Crawl Space Door
Our first recommendation is to replace the existing standard white wood door with our EverLast Crawl Space Door. The current door is prone to rot and lacks a proper seal, allowing moist air and pests to enter. The EverLast door is made from durable, inorganic materials that won't rot or rust and never require painting. Its ½-inch thickness and sturdy knobs provide easy access while ensuring a tight seal.
Problematic Insulation
The fiberglass insulation in this crawl space is a breeding ground for mold. Its absorbent nature allows it to soak moisture, making it difficult to dry. This creates a perfect environment for mold to thrive on the floor joists. We recommend removing all fiberglass insulation, as it becomes unnecessary with proper encapsulation. If cold floors persist post-encapsulation, we can install SilverGlo Insulation Panels between the floor joists or along the walls for added warmth.
High Moisture Levels in Wood
The wood floor joists' 43% moisture content significantly increases the risk of mold, rot, and structural failure. To reduce moisture levels, we recommend encapsulating the crawl space. After encapsulation, our team will reassess the area and determine if any moisture damage requires stabilization, potentially utilizing our SmartJack solution.
Mold Growth Concerns
Unfortunately, moisture has already led to mold growth in this crawl space. This is troubling, as nearly half of the air on the home's first floor originates from below. Mold in the crawl space can infiltrate your living environment, posing health risks. Additionally, mold on the floor joists can weaken the wood, risking floor integrity. We recommend our Mold-X2 treatment, which offers two options: a stain removal treatment that eliminates mold stains and a botanical treatment that prevents future growth.
Recommended Vapor Barrier
Our final recommendation for this homeowner is encapsulation using our CleanSpace vapor barrier. This heavy-duty, 20-mil thick liner effectively isolates the crawl space from the earth, keeping moisture at bay. It comes with a 25-year warranty against rips and tears. Beneath the CleanSpace vapor barrier, we will install drainage matting to facilitate water flow to drainage points. To further protect against cold and moisture, we can add TerraBlock insulation, a ¾-inch expanded polystyrene foam layer installed above the drainage matting and below the barrier. This solution ensures a clean, dry, healthy crawl space, fulfilling the homeowner's needs.
