Inadequate Crawl Space Door
When we arrived, we noticed the crawl space had a wooden door that offered little protection against water or pests. These doors often rot and fail to seal correctly, leaving the space vulnerable to moisture and critters.
Poorly Lined Space
A thin plastic liner had been installed in the past, but it wasn't doing the job. These DIY liners are prone to tears and don't effectively keep moisture out, often worsening the problem by trapping water beneath or on top of the liner.
Muddy Floors and Water Damage
The muddied crawl space floor and water stains along the brick walls showed years of unresolved moisture problems. It was clear this space needed a complete overhaul.
Cleaning the Crawl Space
We began by removing all debris, damaged insulation, and any moisture-holding materials. Prepping the space ensures a clean foundation for the encapsulation system and helps eliminate lingering issues.
Installing Drainage Matting
Drainage matting was added to the crawl space floor to buffer the ground and the vapor barrier. The dimpled design allows water to flow toward the drainage system, preventing stagnation beneath the liner.
CleanSpace Vapor Barrier
Next, we installed the CleanSpace vapor barrier. This 20-mil-thick liner is durable, fully sealed, and has a 25-year warranty against rips and tears. It wraps the walls, floors, and supports, creating a complete barrier against moisture.
EverLast Crawl Space Door
The old wooden door was replaced with an EverLast crawl space door made from inorganic, mold-resistant materials. It seals tightly to keep moisture and pests out while providing a polished, maintenance-free finish.
Sealing Crawl Space Vents
Open crawl space vents were sealed off to eliminate a significant source of moisture. Proper encapsulation requires all vent openings to be closed to control the environment below the home.
TripleSafe Sump Pump System
To handle water effectively, we installed a TripleSafe sump pump system. With three levels of protection, including a battery backup, this system ensures the crawl space stays dry-even during power outages.
Exterior Drainage System
The sump pump drainage system includes IceGuard fittings to prevent freezing and clogging and a LawnScape outlet to direct water away from the home. This setup keeps the exterior clean, safe, and functional.
SaniDry Sedona Dehumidifier
The cherry on top of this project was the SaniDry Sedona dehumidifier. This compact yet powerful unit removes up to 100 pints of moisture daily, ensuring the crawl space stays dry and mold-free. We're thrilled to have helped this family achieve a long-lasting, healthy solution for their home!
