A Rough Start
When we first arrived, the crawl space was cluttered and damp, with fallen insulation scattered across the floor. This insulation had soaked moisture from the humid air, making it a breeding ground for mold and mildew. The thin black liner on the ground wasn't providing the protection the space needed, allowing moisture to seep through and worsen the conditions. This crawl space required a complete overhaul to restore its functionality and protect the home above.
Signs of Water and Mold
The crawl space walls and liner told a troubling story. Water stains and dark spots on the walls showed where moisture had been seeping in for years, while mold growth on the liner confirmed that the space had been damp for far too long. Mold doesn't just stay in the crawl space-it can spread through the air into the home, affecting the health of everyone living there. Tackling these water and mold issues was our top priority.
High Humidity Levels
Our inspection revealed that the crawl space had a relative humidity of 66.36%, far above the safe threshold of 55%. High humidity creates the perfect environment for mold, mildew, and even wood rot to thrive. Left unchecked, it could have caused severe structural problems for the home. Reducing the humidity was critical to creating a healthy and stable environment below the house.
Moldy Floor Joists
The wooden floor joists showed the effects of prolonged exposure to moisture, with visible mold growth spreading along their surfaces. Mold weakens the wood over time, leading to sagging floors or even structural failure if left untreated. To restore the crawl space, we needed to eliminate the mold and address the conditions that allowed it to grow in the first place.
Starting Fresh
The first step in the transformation was to clean out the crawl space, removing debris, fallen insulation, and moldy materials. Once the space was cleared, we installed drainage matting along the floor. This matting creates a buffer between the ground and the vapor barrier, allowing groundwater to flow freely to the drainage system and preventing it from pooling under the liner.
CleanSpace Installed
Next, we installed our CleanSpace vapor barrier, a heavy-duty liner designed to seal out moisture and protect the crawl space. With its bright white finish, CleanSpace doesn't just look clean-it also makes it easier to spot any future issues. Its durable, multi-layer construction ensures long-lasting protection against water and mold, giving this crawl space a fresh start.
SaniDry Sedona Dehumidifier
To maintain the ideal humidity level, we added the SaniDry Sedona dehumidifier to the encapsulation system. This compact but powerful unit removes up to 100 pints of moisture from the air daily, keeping the crawl space dry and healthy. It also helps improve the air quality throughout the home, ensuring a safer and more comfortable living environment for the family.
EverLast Door
The final step was replacing the old crawl space door with our EverLast door. Made from durable, inorganic materials, this door is resistant to rot, rust, and warping, ensuring long-term protection. Its airtight seal keeps moisture and pests out, while the sleek design gives the home a polished look. With the EverLast door in place, this crawl space is now fully encapsulated and ready to protect the home above for years.
