Sagging floors in Clarksville TN

Challenge

Frontier Basement Systems was called to come out for a free inspection on a Clarksville Tennessee home. The homeowner described the kitchen floors as “caving in.”

Upon inspection, it was found the home needed some support.

After years of moisture, mold growth, and wood rot the current joist were damaged and had gone soft.

Unfortunately, the HVAC ducts were totally blocking the crawlspace. Our team member was able to crawl under and over to see that the job was do-able. An HVAC Technician was able to remove and later reinstall the duct work so the work could be completed.

Once our foreman, Fernando was under the home he was able to establish that the water was entering the structure from a wall where a tree had fallen against the home in some past year. It is the area where the rim joist had rotted.

The subfloor in the kitchen area was severely damaged and needed to be replaced. It was determined the subfloor, and approx 11ft of rim joist should be replaced and a few more joists sistered.

The homeowner called his insurance company and they told him to stop work on the project immediately until they were able to inspect. After much discussion between the homeowner, inspector, foreman, and the office it was determined that the only thing to do was to stop work immediately and remove all the debris and damaged the material, that had already been loaded onto the truck.

Unfortunately if Frontier stopped the project, we would have to move them to the back of the schedule and figure the next available date once we had the go ahead. Of course, this was not exciting news but the best that could be worked out under current conditions.
