A customer from Culleoka TN called in because of water leaking into his basement . One of our inspectors came out to the home to take a look. The solution was pretty simple, give the water somewhere to go. The WaterGuard system captures water from the walls and floor and drains it away to a sump. The sump will then pump the water out. For this fix a TripleSafe Sump Pump System was installed, having 3 pumps this basement is protected from pump failure, power interruption, or other unforeseen circumstances. The water is pumped out to a lower site on the property for drainage through the LawnScape Well, a very functional solution with cosmetics in mind. Tennessee is an area that gets cold in the winter. An IceGuard was also installed to ensure the water had a way out of the home in case of a freeze. A home owner in Columbia Tennessee having trouble with leaks, mold, and sagging floors was looking for a solution. They wanted their home fixed right.

They had seen cracks in ceiling and drywall as well. The hallway, bathroom, and back room were the main concerns but wanted to make sure the whole house is level.

The more the floors sagged in the middle the larger the cracks on walls and ceiling became. The house was no longer square and the worse it got the more it was pulling apart from itself.

The first step was to focus on securing the structure of the home. Providing support in the center to relieve the tension on the rest of the structure.

April of 2006 a homeowner called in. The Complaint: Crawl Space - with standing water and watermark. Lived there for 4 years. Some family members have allergies. The home has hardwood foyer. With allergies in the home, mold was a concern. And the humidity was a concern for the hardwood floors.  The crawl space was encapsulated; CleanSpace liner installed, vents blocked and sealed, joist sealed, crawl space door replaced, sump pump and discharge lines installed.

 In 2008 the home was sold to a new family and the warranty on the products were transferred to the new homeowners. They continue to maintain the encapsulation, happy with the results the system provides.

Servicing the CleanSpace System includes:

Checking the conditions of the CleanSpace, be sure all seams are closed with tape, add fasteners and ground spikes where necessary, inspect caulking & check for any tears or problems and repair.

Seal all air leaks to the outside, cover vents properly check the seal at top of CleanSpace, check that crawlspace door to the outside seals airtight, make sure no CleanSpace is installed near heat sources.

Be sure the wall liner is under the floor liner.

Outside: Check the discharge line for erosion, clean LawnScape Outlets.

Walk around, check gutters, downspouts, foundation, window wells. Check basement windows.

Check for any cracks or signs of settlement.

This crawlspace is still in good shape because the homeowner has opted to have it checked and serviced annually. The sump pump and liner are checked, cleaned, and serviced. After each appointment, the service technician will discuss with the homeowner everything they found, all the work that was done, and any recommendations for the home.

Now, 11 years later, the encapsulation maintenance appointment was simple. The CleanSpace was serviced, cleaned and repairs made as needed. Recorded elevated humidity, found mold and wood rot. recommended Sanidry Sedona dehumidifier unit, and 1 electrical install.

This Columbia home was having trouble with water in its crawl space. The home was purchased 4 months ago and the new owner noticed standing water. He does go intp the crawl space sometimes and knows there are leaks. He has not noticed any mold yet, but because they do have asthma and allergies, they already have a dehumidifier running.

The home owner wants the drainage pipe in a straight line on the right side of the home, despite the little inset in the crawl wall. He will have the walls re-foamed after the work is completed. He also asked if we could seal a small hole in his back wall, close to the door. It's maybe 3 or 4 inch circumference.

He had a contractor take a look at his concerns but was not satisfied with the advice and was interested in a sump pump and proper drainage.

The home did have spray foam insulation around the crawl space walls and a vapor barrier covering the ground but was not truly encapsulated. The liner had holes for wires and pipes to pass through, allowing for water to enter as well.

The Plan:

Smart Pipe without gravel. The discharge line runs the interior of the crawl space, the pipe collects water from the soil and surface of the crawl space perimeter and drains to the sump pump.

TripleSafe Single (M53 pump only): A 1/3 HP cast iron Zoeller M53 Sump Pump with a mechanical float switch. This will sit on top of a clean pump stand inside the pump liner.

IceGuard: The Iceguard assures the discharge line will function if the lines freeze or get blocked.

LawnScape Outlet: The discharge line runs out and away from the home ending with a LawnScape outlet.

The crews were very careful not to tear liner foamed into wall or with as little tear as possible, understanding the crews must go underneath the liner to do the install.

For now this home owner has peace of mind knowing his crawl space has a proper water management system in place. He is confident with the results and happy to know his home is healthier.

In the future we will come back to encapsulate the crawl space properly.

This home in Columbia TN was built in 1973, however an addition was added in 1979. The family had lived in the home since it was built 43 years ago and had no plans of leaving. About 4 or 5 years ago the family noticed some bricks falling off the addition, along with shifts and movements of the brick on the original section of the home.  This homeowner called Frontier Basement Systems with concerns about cracks in his walls, He told us that they seem to be getting bigger and longer. We helped him set up a free Inspection with one of our design specialists. It seems that one side of his home's foundation was starting to sink, causing half the house to start to pull away and causing cracks in the walls.

 The solution was Push Piers,  Push Piers are made of steel and driven deep into the soil to bedrock, They can be installed inside or outside the home and can provide an opportunity to lift your home back into its original potion, often closing cracks and improving the operation of doors and windows.

 Our crew was able to get out there and get straight to work, First, the soil is removed from the area where the piers will be driven. A heavy-duty steel bracket is then installed below and against the foundation's footing. Then steel piers are driven hydraulically through the brackets to bedrock, then the weight of the home is transferred through the piers, and a lift can be attempted to bring the home back towards its original position. once the stabilization and lift are completed, the soil is backfilled and the home is permanently stabilized in its new position.
