A call came in with foundation concerns, the homeowner was building a pole barn in Puryear TN and noticed quickly there was a problem with the foundation. A balanced floor was important for the new building. Our inspector went out to take a look. Most of us don't go into our crawl space very often, only when necessary for some. Cold floors in the winter are one of the symptoms that will be noticed in the living space of the home. The four years this family has lived in their home they have noticed mold in the crawl space and cold floors in the winter. Allergies can also be affected by an unconditioned crawl space. A Clarksville home owner called in because she had black mold in the bathroom of her finished basement. Whenever heavy rains come, water would seep in. Wall restoration was done to the area of wall with black mold present, cutting away the hazardous drywall and replacing with a non-organic wall panel.

This Clarksville home was built around 1985, as the home owner enclosed the garage they found there were three walls with hardly any insulation. Of course this made the family concerned about what insulation may or may not be present throughout the home.

A Clarksville home built in 2004 had started having trouble with "settling." The family had noticed sticking doors and windows, uneven floors, and cracks in drywall. SmartJacks: SmartJacks are steel support posts dipped in molten zinc to prevent rust and corrosion. The SmartJack has an adjustable thread and nut at the top which can be adjusted at any time in the future. The SmartJack will rest on an engineered footing with a minimum size of 2’ width by 2’ length’ by 2’ deep to spread the load to a manageable weight on the soil.

CleanSpace: Encapsulation system. The CleanSpace Liner is a very tough 20 mil. vapor barrier with polyester cord reinforcement and a mold inhibitor woven into the liner. All penetrations through the exterior foundation walls including the foundation vents are sealed using either closed cell spray foam or polyurethane caulking prior to installation of the liner. All organic debris and sharp objects are removed from the crawlspace floor. The CleanSpace liner covers the entire floor in the area shown. CleanSpace Wall liner is attached to all walls and up concrete piers in the crawlspace area. All seams are sealed and the top edge is sealed to the walls.

Pedro S. had a moisture filled crawl space. He had complaints of his 1979 home's floors sagging and was worried about the possibility of the floors collapsing. He had looked around for other contractors, but no one would give him a free estimate. This was a serious problem for him, because his main concern was the price of the entire project. He found out that Frontier Basement Systems offers not only free inspections, but free estimates too! Our Inspector, Robert, came out to look at Pedro's home and found the sagging floors culprit. The wood beams holding up the homeowners floors were rotting away. This was the cause of bouncy floors and the walls drooping and cracking. Robert suggested our SmartJack Crawl Space Stabilizer and Pedro agreed that it was a good idea and was happy with the estimate.
Our crew came in and installed SmartJack stabilizers and steel supporting beams. The SmartJack is an easily adjustable steel pier and is designed to stop settling AND raise your sagging floor. The stabilizer is placed on rocks to help it not settle into the dirt ground. Pedro no longer has to worry about his floors collapsing under his family and himself, because the SmartJack is sturdy and will never mold and crumble away.
Mr. and Mrs. Gillon had problems with excessive moisture and high humidity in their crawl space. Their family had a problem with asthma and there was a slight cat urine odor lingering in the space. The source of the odor could potentially be explained by plants decomposing below the house, which gives off an ammonia scent. This scent could be brought into the home by soil that hasn't been encapsulated correctly, or potentially a stray cat could've gotten into the space via a crawl space vent.
This brings us to two points: 1) Mr. and Mrs. Gillon had their crawl space encapsulated in 2014, but the company used a thin liner and the couple were not pleased with the results, which is a good reminder to go with a trusted company that will explain every step of each process and product with you in detail. 2) They had, like many other homeowners, an open vent. It is used to "air out" the crawl space, so it doesn't get muggy and grow mold, however this open vent lets outside air and humidity into your space, which is causing the opposite of the intended effect.

When she called into our call center, Our call center specialist understood how worried she was and set a free inspection appointment with one of our inspectors (Robert) for the following day. Robert was able to inspect her basement and determine that the leaning or bowing walls could be fixed using our Wall Anchor system. On the day of her appointment our crew called to introduce themselves, let her know that everything was on track for her basement repair work and what time she could expect them to arrive. As soon as our crew got to the home, they once again went over everything that she wanted to be done, and began the work.
Wall anchors are installed by digging a small hole in the soil a few feet from the foundation of the home, then a steel rod is drilled thought a 1-inch hole in the basement wall which is then connected to an earth anchor, that is seated deep within the augured hole. A wall plate placed on the interior of the basement wall is secured to the rod, the hole is backfilled and sod replaced. Once all components of the wall anchors are connected and tightened, the basement wall is permanently stabilized.

This customer in Clarksville, TN called Frontier for help with a damp and dirty crawl space and failing crawl space supports. After inspection, we identified the area that needed structural support. For that area, we installed two SmartJacks and a supplemental beam. After the structure was lifted and stable we tackled the moisture issues. For this part of the project we installed Drainage matting on the floor and CleanSpace over that and on the walls and wrapped around all the piers. We also added a SaniDri Sedona dehumidifier and finished the project of with a new secure EverLast crawl space door.

This customer in Cunningham, TN called Frontier for help with thier crawl space. They had moisture issues which had started to cause mold growth in the crawl space. We came in and treated the mold issue, then worked on keeping the moisture out. To do this, we used SilverGlo panels and spray foam insulation to secure any areas with outside airflow. After that, we installed drainage matting and CleanSpace on the floors and walls. After these products are installed the crawl space is moisture-free and can be used for storage or whatever the customer wants.
This customer in Nashville, TN called us out after a water intrusion in their basement. We cut out all the drywall and found that the main sewer line had a big crack 1/4in thick running down the pipe. The customer called a plumber to fix that issue first. Once that was taken care of we came back out to waterproof the basement. We installed a trench drain in the entrance where all the foot traffic comes through. We then installed a WaterGuard subfloor drainage system around the perimeter. Now all issues are fixed and the basement is clean and dry.
