This homeowner was having some major issues in their finished basement space. The water was seeping in through the walls and the humidity was high. After owning this rental home for 30 years the home owner decided it was time to sell. The home owner does not go in to the crawl space and to her knowledge did not have any moisture or mold problems upstairs. After listing the home on the market an inspector told them about moisture and mold concerns in the crawl space. This home will not pass inspections for sale as-is.
Killing the mold under the home was a priority for the home owner.
Water in the crawl space was easy to spot once entering the space. The relative humidity in the crawlspace was 77%. The wood had a mosituere content reading of 18.5%.
Looking back they had noticed a couple soft spots in the floor near the center of the home but had not thought anything of it. These unfavorable conditions and mold eating away at floor joist had weakened the supports.
Treating the floor joist with a powerful cleaning solution, Mold-X2, kills off the mold and fungus growing there. It was important to not only kill and clean the mold off but also prevent it from growing again. A drain was installed in the basement floor when the home was built this seemed practical since the utilities were there.
In 2010 Nashville had a great flood, even ground water was going any where it could. Homes like this one had water coming in through the drain. Over time as the area grew, land was developed, water routes were altered.
Since this time this home has had flooding with every heavy rain.

A 4" discharge line is buried and ran 15 feet away from the home at a down grade a LawnScape Outlet caps off the end. This fitting is a way to eliminate visible discharge lines in the yard.

Considering the load of the home by type of structure, roof, foundation, measurements and the product to be installed, Ten 3 inch push piers were installed at 5-foot spacing.
The 288 Push pier low profile assembly utilizes high-strength round steel tube and a load transfer bracket to stabilize and lift sinking or settling foundations. the foundation bracket is secured against the existing footing and pier sections are driven hydraulically through the foundation bracket and into the soil below using the combined structural weight and any contributory soil load as resistance. Pier sections are continuously driven until a suitable load bearing soil is encountered. At that point, the structure either begins to lift or the target pressure load is achieved. The weight of the structure is then transferred from the unstable soil to the foundation brackets, through the piers, and to firm load-bearing soil or bedrock.
8 Push piers were installed along the exterior of the foundation and 2 on interior corners each driven down to load-bearing soil at an average depth of 10'2.
With the load of the home secure on suitable load bearing stratum, this family can rest easy.

First, the soil is removed from the area where the pier will be driven. A heavy-duty steel bracket is then installed below and against the foundation’s footing. Steel pier sections are hydraulically driven through the bracket to bedrock or a stable soil layer. Next, the weight of the home is transferred through the piers to competent soil below, and a lift can be attempted to bring the home back toward its original position. Once the stabilization and lift are complete, the soil is then backfilled, and the home is permanently stabilized in its new position.
The homeowner was very happy with the whole process and has decided to have more work done to the basement now that the foundation is stable and safe.

A customer in Madison, TN, had cracked and bowed foundation walls. To fix this issue, we installed Geo-Lock Wall Anchors using a 5 ft channel wall support, small earth anchors, and CarbonArmor with ArmorLock Top Clamp on the foundation walls.
CarbonArmor will stabilize the affected area against further inward bowing at the center of the wall. Geo-lock wall anchors and PowerBraces will stop the further inward movement of the walls.
